Cheating or criminal breach of trust may also arise where the evidence supports the required dishonest intention and entrustment. Not every excess of authority is a criminal offence — a genuine dispute about interpretation, consideration, family ownership or agency accounts may remain predominantly civil. The complaint should identify the false document, the maker or user, the representation made, the resulting advantage or loss, and the evidence supporting knowledge and intent.

Can a Sub-Registrar or Mutation Complaint Cancel the Deed?

Administrative representations can help preserve the record, obtain copies, flag suspected impersonation and contest consequential mutation. They ordinarily do not replace a decree from the competent civil court where the validity or binding effect of a registered conveyance is disputed — mutation is a fiscal entry, and does not by itself create or extinguish title.

If the Property Has Already Been Sold to a Third Party

The buyer's defence depends on the source of authority, the wording and authenticity of the POA, the title record, the consideration paid, possession, notice of irregularities and the governing law.
